Property Management

Our property management services include day-to-day operations of the property, marketing of properties available for rent, tenant screening, preparation and execution of lease agreements and lease renewals, regular property evaluations, and monthly accounting and reports for our clients. Leasing Services

In any market condition, it is very important to have a good marketing strategy for all types of properties. We currently offer three leasing programs. Our clients have the ability to choose the program that is best suited for their budget, and they have the flexibility to switch between the programs at any time. Comparative Market Analysis (CMA)

CMA is a study and research analysis of the property's characteristics and amenities in connection with the local market, and in relation to other rental properties that are competing in it. We perform this service for our clients each time the property is available for rent to ascertain its most current rental value. For our prospective clients, we can provide this analysis at no cost or further obligation. Tenant Screening

A complete screening of all prospective tenants is performed using Background Info USA. The company services include credit history, employment verification, social security number verification, and court records check for criminal and landlord-tenant litigation. In addition, we verify applicant's payroll information, and prior rental history and references.

Maintenance and Repairs

Maintenance and repairs on all properties under our management are provided by third-party vendors. We engage (as necessary) the services of various vendors on behalf of our clients to perform a number of tasks, including, but not limited to cleaning, carpet cleaning, installation and repairs, plumbing, electrical repairs, landscaping, painting, general handyman services, and pool and spa service. All vendors are required to have a Nevada Business License, General Liability and Worker's Compensation Insurance. We do not add any fees, charges, or markups to the vendor's original invoices for services.

Leasing Only

Landlord Assistance

This service is designed to assist property owners who have been self-managing their property, and are experiencing difficulties with their tenants, collecting rent, evicting a tenant, and/or are dissatisfied with the services provided by their current property manager.
